The creation of an accurate inventory is essential if your property and its contents are to be returned to you in the same condition at the end of the tenancy as at commencement, fair wear and tear accepted.
Many Landlords fail to realise the importance of an independent inventory and try to save costs by preparing their own. More often than not this proves to be a false economy as amounts cannot be withheld from a tenants deposit in compensation for loss or damage unless it can be proved that the loss or damage was actually caused by the tenant.
